等级价统一模型支撑的合浦县城镇土地基准地价评估

摘要：To meet the demand of benchmark land price evaluation in Hepu county，a class-grade-value integrated model is designed based on the hierarchical relationships of urban land price，which contains two independent variables of land class and land grade indexes，and one dependent variable of land price with given individual factor conditions. Through sampling and regression analysis，it is applied to land price comprehensive modeling and benchmark land price valuation for 5 types of urban construction land in 15 towns（townships） of Hepu county. The research has solved the statistical problems caused by insufficient-sample and separate evaluation areas scientifically and effectively and enhanced the efficiency of benchmark land price evaluation. It would be of great significance for improving the urban land price evaluation method. © 2023 Wuhan University. All rights reserved.
